Q. What are your terms?

A. All of our units are let on simple and straightforward leases. This makes entry to the site quick, easy and inexpensive.

Q. Are you flexible with the length of your leases?

A. Yes. We are flexible on the length of leases and are happy to negotiate.

Q. Is there a charge for the drawing up of a lease?

A. Yes. Our leases are drawn up by our solicitor for which there is a charge.

Q. What are your rent payment terms?

A. We ask that rental payments are made quarterly, in advance by standing order.

Q. What is included in the rent?

A. Rent is split into multiple parts.  The Units yearly rental cost covers the rental.  A maintenance fee is also due, this covers maintenance of the site.  A security fee is used to maintain the security systems.  Electricity and water is metered on site and invoiced to you by the Estate.

Q. What security is there on the site?

A. We have 24 hour CCTV with security cameras around the whole of the estate. Images are recorded and backed up on a DVD recorder in our site office. We also have electronic site entrance gates which automatically close and lock at certain times of the day. All of our tenants have access to the site 24/7 using an electronic gate fob which is issued by the site office.

Q. How can I find out about rates?

A. Tenants are responsible for paying their own rates. Details of rateable values can be obtained either from the site office at Ellough or by visiting the VOA web site at: www.voa.gov.uk/business_rates/index.html

Q. Who is responsible for any maintenance on my unit?

A. Our leases are full repairing on the part of the tenant. The lease contains an obligation on the part of the tenant to decorate the exterior of the premises once every three years and in the last year of the term, and also the interior of the premises once every five years and in the last year of the term.

Q. What about Insurance?

A. We insure the premises and the premium is then recovered from the tenant.

Q. If I have any problems with my tenancy, how quickly can they be resolved?

A. Our on site maintenance team are available from 8.30 am to 4pm five days a week. We also have a site office which is open from 9am to 5pm five days a week to resolve any problems/enquiries that you may have, promptly.
